Roof Leak
Definition
A roof leak is any unintended penetration of water through the roof covering, flashings, or associated components into the building interior, which can cause damage to ceilings, walls, insulation, and structural elements.
Understanding Roof Leak
Roof leaks are the most common roofing problem encountered by homeowners and are the number one reason for calling a roofing professional. However, diagnosing the source of a roof leak can be surprisingly complex. Water that enters the roof at one point may travel considerable distances along battens, sarking, or structural members before it emerges as a visible stain or drip on the ceiling — meaning the visible evidence of a leak may be metres away from the actual entry point. Common causes of roof leaks include corroded valley irons, cracked or displaced tiles, deteriorated flashings, failed sealant around penetrations, blocked gutters causing overflow under the roof edge, and condensation (which mimics a leak but is actually internally generated moisture). On metal roofs, deteriorated neoprene washers on roof screws are a frequent leak source, as the washers harden, shrink, and crack over time, losing their seal. In Gippsland, the combination of heavy rainfall, strong winds, and temperature extremes means that roofs are constantly challenged. Town & Country Roofing diagnoses and repairs all types of roof leaks, using a systematic approach that traces the water path from the visible evidence back to the entry point. Emergency leak tarping is also available for severe leaks during storm events, providing temporary protection until a permanent repair can be completed.
